By Nick Van de Velde · Last updated: 11 September 2026 · Reading time: 2 min

The essentials in 30 seconds
  • Notarial sale figure for Calpe: around €2,905/m² across 954 sales a year (as of 09-2026), real sales, not asking prices
  • Seller's costs: agent, plusvalía, capital gains tax and, for non-residents, the 3% retention
  • I check your energy certificate and VT licence upfront in the official registers, before anything goes online
  • Free valuation at your home, based on official data

I live and work in Calpe, and I sell homes here with the figures on the table. No flattering stories about what your home “ought to be worth”, but what comparable homes actually fetched at the notary. That’s the basis of every good sale: a price you can build on.

What the Calpe market actually does

The notarial figures (as of September 2026) show an average sale price around €2,905 per m² for Calpe, across 954 registered sales in a year. That’s a lively market: Calpe sells a lot, to a broad international audience. Mind you, that’s an average across all types and zones. An apartment on Playa de la Fossa, a villa in Maryvilla and a townhouse near the centre each sit in their own band. In the valuation I compare your home with the figures for your zone and with comparable homes I know.

The costs to budget for as a seller

The big items: the agent’s commission, the plusvalía (municipal tax on the increase in land value), capital gains tax on your profit, and removing any mortgage from the registry. Selling as a non-resident? Then the buyer is legally required to withhold 3% of the price as an advance on your tax; you claim it back (in full or in part) afterwards. The costs guide works it all through, and with the free valuation at your home you get your net figure on paper.

What to sort upfront (and what I check for you)

Before your home goes online, 3 things need to be right: a valid energy certificate (required from the very first advert, and often expired on homes that were sold before), your documents (deed, IBI, community debt certificate), and if you rented out: your VT registration. Since 2024 that registration no longer transfers to the buyer automatically, which changes how you present it as an asset.

The practical advantage of a local approach: I check your energy rating and VT licence upfront in the official registers of the Generalitat, against your cadastral reference. So you know before the first viewing whether anything needs work, instead of finding out just before the notary.

How to start

Request the free valuation. I’ll come by, compare your home with the real sale figures for your zone and with comparable homes I know, and put the commission and your net figure on paper before you sign anything. Then you decide at your own pace. You’ll hear from me within 24 hours.
