In July 2026 I moved from Antwerp to Calpe. Not a holiday home, not a stepping stone: my home.

The NIE appointment, the Spanish bank account, the self-employed registration, signing up at the town hall. Everything that awaits you when you buy or sell here, I have just been through myself.

Before that I spent years in marketing in Belgium, including as a marketing manager in the car industry. That background shapes how I work today: first understand who is on the other side, then sell.

You do not sell a house with an office. You sell it with a person you trust.

A first meeting at your home

I come to listen first: why are you selling, what is your timing, and what needs to be left over net?

Valuation on notarial figures

I work with the sale prices registered at the notary, per municipality. You get the figure and the calculation behind it. In early 2026, 19% of homes in the province of Alicante had a price reduction: I want to spare you that.

Photography and video

Property photography is my second trade: with my studio Ausérieux I shoot for agencies along the whole coast. Your home gets that same standard, as a matter of course.

Agreements on paper

Commission and approach are in writing before we start, and every offer reaches you.

To the notary, and beyond

The 3% retención, plusvalía, paperwork: I also guide you through the part after the signature. For non-residents that is often the hardest part.

Tell me what you are looking for

Village, budget, type of home: we look together at what is realistic. If it does not fit, I will tell you that too. That saves us both time.

An honest price check per property

Before you make an offer, I put the asking price next to the notarial figures for the village. So you know what a fair offer looks like.

Legal checks before you sign

Licencia de ocupación, unpermitted extensions, debts on the property: I go through the risks, together with a lawyer.

All costs on paper up front

Transfer tax (since June 2026: 9%), notary, registration. You know the full picture before you make an offer.

NIE, bank account and the rest

I have just been through the whole non-resident process myself. I will get you through it faster than I got through it.

What is asked on the portals and what is paid at the notary are 2 different figures. If you are selling, that difference decides whether your home is gone in 2 months or sits there. If you are buying, it is your best negotiating argument. I track both figures, per municipality, and simply put them online here.
