Market update Q3 2026: what was actually paid in Calpe and Benissa?

Between June 2025 and May 2026, the average price paid at the notary in Calpe was €2,845 per m², across 933 sales. In Benissa it was €2,696 per m², across 288 sales. These are not asking prices from the portals but the amounts from the notarial deeds (Portal Estadístico del Notariado, report date 31 August 2026). Below is the full picture: prices, volumes, who is buying, and where the trend is going.

First this: notarial is not the same as asking price

Everything in this update comes from the notarial statistics: what was actually paid at the notary. On the portals you see asking prices, and those are structurally higher than what ends up being signed. Whoever bids on asking prices bids on hope. Whoever bids on these figures bids on facts.

Calpe: a large market, cooling growth

With 933 notarial sales in 12 months, Calpe is by far the larger market of the 2. It is above all an apartment market: 73% of sales are apartments, and 96% is existing stock. The average purchase was €327,128 for a property of 115 m² on average.

The most interesting figure is the trend. Price growth over 2025 was +5.5%, after +12.3% in 2024 and +10.6% in 2023. So the market is still rising, but clearly more slowly: the double-digit years look to be over. The median over 2025 was €2,750 per m², against €2,447 in 2024, and that median series has been rising for 10 years without interruption.

For buyers this means: less of a rush than in recent years, and room again to negotiate on properties that are priced too high. For sellers: the market no longer carries fantasy prices, but a correctly priced property still sells smoothly in a market with almost 80 sales a month.

Benissa: small volume, large properties, wild numbers

Benissa is a completely different market. 288 sales in 12 months, of which 58% houses and villas, with an average size of 188 m². The average purchase was accordingly €508,030, well over one and a half times that of Calpe.

Over 2025, Benissa records price growth of +34.4%. Take that figure with a pinch of salt: on such a small volume, a handful of expensive villa sales pulls the average up hard (in May 2026 the monthly average stood at €5,248 per m², across just 9 sales). The median gives a fairer picture: €2,122 per m² in 2025, against €1,757 in 2024. Still a solid rise, but not 34%.

For anyone searching or selling in Benissa, the lesson is: averages say little here, the individual property and the zone say everything. That is exactly why I work with zone maps instead of 1 figure per municipality.

Who is actually buying here?

In both municipalities roughly 73% of buyers are foreign, but the mix differs:

The median buyer is 52 (Calpe) to 53 years old (Benissa). For sellers this is directly usable: your buyer is most likely a Belgian, Dutch or German person of around 50. A property that is only listed in Spanish on a local portal misses the largest part of the market.

Affordability: the quiet difference between the 2

The notarial statistics also work out how many years of net income an average purchase costs: 8.85 years in Calpe against 14.42 years in Benissa. That difference is not because Benissa is more expensive per m² (it barely is), but because the properties there are so much larger. Anyone who wants to live in Benissa on an ordinary budget should look mainly at the village centre and the smaller properties, not at the villa zones near the coast.
